Concrete tile roofs are very durable and long-lasting roof systems that can provide a unique alternative to traditional shingle roofs. Because of their durability, most people forgo maintaining these roofs, which is a huge mistake. This is because unlike most roofs, tile roofs allow some rain and snow to get under the roofing system. It’s actually the underlayment and the flashing below that keeps the water out of the home.
What’s not taken into account in those systems is the dirt, debris, sediment and moss that can build up and cause problems. This can be really hard to detect. For example, take a look at this roof, doesn’t look so bad, right? Well, let’s take a closer look. From this point of view, you can see a fair amount of moss growth and by looking even closer, you can see that it’s gotten into the channels of the tiles themselves. When this happens at the penetrations of the tiles like this pipe here, it can cause major issues.
See once the tile is lifted away, you can see all the debris and even some water staining that’s occurred from water being diverted under the roofing system. Sometimes this is minor or as in the case of this chimney where the moss clogged up the channels, it can cause major issues. In this case, it rotted the substrate as well as the ceiling and overhang.
These problems are also common at roof transitions like this valley area. From the photo it appears that everything is on top of the roofing material, but when we look closer we can see the debris and moss is clogging up this major water channel. This is a prime source for leaking into the home. If it’s allowed to fester, it’s a major project to clean out and put it back together.
